1. Who we are

Zarpia is operated by Claudio Conca, an individual sole trader, tax resident in Australia. Zarpia is not currently a separately incorporated legal entity — "Zarpia," "we," "us," and "our" refer to Claudio Conca trading as Zarpia.

2. What Zarpia is — and what it is not

Zarpia is a property document management and organisation tool for owners of rental property in Spain and Australia, including non-resident owners. It helps you gather, organise, and compute estimated figures from documents and data you provide or that Zarpia retrieves on your behalf (for example, by scanning a Gmail or Outlook inbox you connect). Presenting this information in a way that may support you or your tax professional in preparing a tax filing (such as a Spanish Modelo 210 or an Australian rental property schedule) is one useful outcome of using Zarpia — it is not itself a tax filing service, and using Zarpia is not a substitute for, and does not constitute, filing your taxes.

Zarpia is not a tax adviser, accountant, gestor, registered tax agent, or any form of regulated tax-advisory service. Zarpia does not file anything with any tax authority on your behalf, does not review, approve, or certify any figure it computes, and does not guarantee the accuracy, completeness, or suitability of any document, figure, or report it produces for filing purposes. Every figure, report, and document Zarpia produces is an automated estimate based on the data available to it at the time — a starting point for your own review or your tax professional's, never a finished or verified filing product. You remain solely and entirely responsible for the accuracy of any tax filing you make, for verifying anything Zarpia produces before relying on it, and for meeting your own legal filing obligations.

3. Eligibility and your account

You must be at least 18 years old and have the legal authority to manage the property and its associated documentation on behalf of its owner (for example, because you are the owner, or an authorised representative of the owner). Zarpia is not directed at, and must not be used by, anyone under 18. You're responsible for keeping your account credentials secure and for all activity under your account.

4. Subscriptions — how billing works

4.1 Recurring plans. Zarpia offers monthly and annual subscription plans, priced per registered property, covering automated document scanning and extraction. Two document-allowance tiers are available (10 or 20 documents per month, pooled across your account rather than per-property); pricing and current tier details are shown at checkout and in your account's Billing section, which is the authoritative source for current pricing.

4.2 Document allowance and overage. Each billing cycle includes a set number of documents Zarpia will attempt to read and extract. If you reach that limit, Zarpia will not extract further documents, or charge you further, without your explicit approval. You may top up your allowance at any time via a credit pack, purchased separately and without expiry, or wait for your next billing cycle's allowance to reset. You will never be charged for extraction beyond your included allowance without first approving that charge.

4.3 One-time purchases. Zarpia also offers one-time purchases — including historical document import (retrieving past documents beyond your current subscription's window) and individual reports (a downloadable summary of your computed figures and supporting documents for a specific tax year and property). These are charged once, at the price shown at the time of purchase, and are not part of your recurring subscription.

4.4 Free tier. Without a subscription, you may use Zarpia's manual document-entry features without limit, and are entitled to 5 free AI-powered document extractions for the lifetime of your account.

4.5 Cancellation. You may cancel your recurring subscription at any time, directly within your account's Billing section. Cancelling stops future billing; you retain access to your subscribed features through the end of the billing period you've already paid for. Cancellation does not retroactively refund any part of the current period, except as described in Section 5 below.

5. Your right to withdraw (EU/EEA consumers)

If you are a consumer in the European Union or European Economic Area, you have a statutory right to withdraw from a distance contract within 14 days of that contract being formed, without giving a reason.

5.1 Recurring subscriptions. The 14-day period begins on the date you subscribe. If you withdraw within that period, you will be refunded, though the refund may be reduced proportionally to reflect any use of the service already made during that period, consistent with applicable law.

5.2 One-time digital purchases. For one-time purchases (historical document import, reports), Zarpia asks for your explicit acknowledgment before completing checkout that: (a) you want the service to begin/be delivered immediately, and (b) you understand that once it begins, you lose your right to withdraw from that specific purchase. If you do not provide this acknowledgment, the purchase will not proceed.

5.3 How to exercise this right or cancel. Use the "Cancel subscription" action in your account's Billing section, or contact us at support@zarpia.app to exercise your withdrawal right within the applicable window.

5.4 Online Dispute Resolution. If you are an EU consumer, the European Commission provides an Online Dispute Resolution platform at ec.europa.eu/consumers/odr. You may use this platform to raise a complaint; you can also contact us directly at support@zarpia.app.

6. Third parties Zarpia relies on

Zarpia uses the following third-party services to operate: Stripe (payment processing), Supabase (data hosting and storage), Anthropic (AI-powered document extraction), and the Gmail and Microsoft Outlook APIs (with your explicit authorisation, to scan connected email accounts for relevant documents). Each of these providers processes certain data on Zarpia's behalf under their own terms.

7. Your data and content

You retain ownership of the documents and data you provide to or that Zarpia retrieves on your behalf. Zarpia's Privacy Policy describes in detail how your data is collected, used, retained, and how you can access, export, or request deletion of it.

Your own document-retention obligations. As the property owner, you — not Zarpia — are responsible for retaining tax-relevant records for as long as required under applicable law (for example, currently a 4-year general limitation period under Spain's Ley General Tributaria for Spanish properties, subject to the exceptions described in that law; Australian record-keeping requirements apply separately for Australian properties). This is your own legal obligation as a taxpayer, independent of whether or how long you continue using Zarpia.

What happens to your data if you cancel. Cancelling your subscription does not delete your account or your data — you can continue using Zarpia's free-tier features (including manual document entry) for as long as you like, and your existing data remains fully accessible. Zarpia does not currently delete accounts or data automatically due to inactivity. Your data is only deleted if you explicitly request deletion, as described below.

Requesting deletion. You may request permanent deletion of your account and data at any time, from your account settings. Once requested, your data remains stored for 14 days, in case you wish to export a copy or change your mind, after which it is permanently deleted from Zarpia's systems. We strongly recommend exporting a copy of your data before requesting deletion, if you may need it later — once deleted, it cannot be recovered. This does not affect your own separate obligation, described above, to retain your own copies for as long as applicable law requires.

8. Acceptable use

You agree not to: upload or transmit any file containing malware, or any file deliberately crafted to exploit, disrupt, or manipulate Zarpia's document-processing or AI-extraction systems; attempt to circumvent any usage limit, security control, or access restriction; use Zarpia to process documents you don't have the legal right to possess or process; or otherwise misuse the service in a way that could harm Zarpia, its infrastructure, or other users. We may suspend or terminate your access if we reasonably believe you've violated this section.

9. Intellectual property

Zarpia's software, design, and branding are owned by Claudio Conca / Zarpia. Nothing in these Terms transfers ownership of Zarpia's own intellectual property to you.

10. Disclaimers and limitation of liability

Zarpia is provided "as is." To the maximum extent permitted by law, Zarpia disclaims all warranties, express or implied, regarding the accuracy, completeness, or fitness for a particular purpose of any figure, document, or report it produces. Zarpia's total liability arising from your use of the service is limited to the amount you paid Zarpia in the 12 months preceding the claim. Nothing in these Terms limits liability that cannot be limited under applicable law, including (without limitation) consumer guarantees under the Australian Consumer Law that cannot lawfully be excluded, restricted, or modified, and mandatory consumer-protection provisions under the law of an EU/EEA consumer's country of residence.

11. Changes to these Terms

We may update these Terms from time to time. Material changes will be notified to you (for example, by email or an in-app notice) with reasonable advance notice before they take effect.

12. Termination

We may suspend or terminate your access to Zarpia if you materially breach these Terms, including non-payment or a violation of Section 8 (Acceptable use). You may terminate at any time as described in Section 4.5.

13. General

Severability. If any provision of these Terms is found unenforceable, the remaining provisions continue in full force.

Entire agreement. These Terms, together with the Privacy Policy, constitute the entire agreement between you and Zarpia regarding your use of the service.

Assignment. We may assign these Terms in connection with a merger, acquisition, or sale of substantially all our assets. You may not assign your rights under these Terms without our consent.

Force majeure. Neither party is liable for delay or failure to perform caused by circumstances beyond its reasonable control.

14. Tax on your subscription

Prices shown at checkout are, unless stated otherwise, exclusive of any tax that may apply in your country (such as VAT or GST). Zarpia charges and collects such tax only where and once it is legally required to be registered to do so in your jurisdiction. If no such registration is yet in place for your country at the time of your purchase, no additional tax is added. As Zarpia's sales grow, additional tax may begin to apply to purchases from certain countries once the relevant registration is completed — this does not affect any purchase already made. 15. Governing law and disputes

These Terms are governed by the laws of New South Wales, Australia, without regard to conflict-of-law principles. If you are a consumer in the EU/EEA, nothing in this section deprives you of the protection of any mandatory consumer-protection provisions of the law of the country in which you are resident, which you may still be entitled to under applicable law regardless of this clause. If you are a consumer in Australia, nothing in this section excludes, restricts, or modifies any consumer guarantee or other right under the Australian Consumer Law that cannot lawfully be excluded, restricted, or modified.
